so i moved to mission viejo last year and let me tell you-this place is not what i expected. i thought it'd be all "perfect lawns" and "picture-perfect" vibes but nah. it's got layers. like an onion. or a really confusing cake.

anyway, if you're trying to figure out where to live here, lemme break it down for you like i'm your slightly tipsy roommate who's seen too much.

*Northwood: this is the "i have a golden retriever and a tesla" zone. rents are around $2,800 for a decent 2-bed, and the schools are rated 9/10 on greatschools.org. families love it. young professionals pretend they love it so they can get invited to block parties.

Woodcrest: cheaper, moodier, and closer to the hills. you'll find more creatives here-people who work from home and have strong opinions about coffee. rent: ~$2,400. also, there's a random rooster that lives on avenida de los fundadores. don't ask me why.

South Mission*: this is where the "i'm not a regular mom, i'm a cool mom" crowd lives. lots of new builds, shiny gyms, and juice bars that charge $12 for a green drink. it's also the closest to the lake, which is great until summer hits and it turns into a parking lot.

now, the weather here? it's like the universe can't decide. one day it's sunny and 75°f, the next it's overcast and you're wearing a hoodie in may. locals call it "may gray" and "june gloom." sounds like a band name, right?

overheard at a coffee shop: "i moved here for the schools, but stayed for the hiking trails. also, my neighbor has peacocks. no, i'm not joking."

quick tips if you're moving here:
- bring layers. seriously.
- if you hear a rooster at 5am, you're probably in woodcrest.
- lake mission viejo is free for residents, but you need a card. don't lose it like i did.
- the farmers market on wednesday is legit. get the honey sticks.

and if you're wondering about jobs-yeah, it's mostly corporate HQs and healthcare. but if you're a remote worker, this place is sneaky good. fast wifi, quiet neighborhoods, and costco is always 7 minutes away.

one last thing: mission viejo is close to some wild spots. laguna beach is 20 mins away if you need an ocean fix. and if you're into weird history, check out the swallows of capistrano-they migrate through here every march. it's oddly charming.

oh, and if you're ever bored, go to saddleback college's planetarium. it's cheap, underrated, and makes for a decent date night.
